What we know about Concord homes

Concord was founded in 1869 as Todos Santos by Don Salvio Pacheco and is now the largest city in Contra Costa County. It was a small town until after World War II: about 7,000 people lived here in 1950, and more than 85,000 by 1970. That boom built the city. The median home in Concord was built in 1970, and about two-thirds of its homes went up between 1950 and 1979. About 19% were built in the 1980s and 1990s, and only about 7% in 2000 or later. Each era comes with its own checklist.

  • The older homes around downtown (before 1950, about 7% of the city): raised foundations that may not be bolted to the framing, unbraced cripple walls, knob-and-tube and other early wiring, galvanized supply lines and cast-iron drains, brick chimneys, and additions built without permits.
  • The postwar boom (1950s to 1970s, about two-thirds of the city), including Dana Estates, Sun Terrace, Colony Park and Cowell: ranch homes on slab and raised foundations. We look for aluminum branch wiring (the 1965 to 1973 window), Federal Pacific and Zinsco panels, ungrounded outlets, galvanized pipe, original single-pane windows, wall furnaces and aging ductwork, thin attic insulation, and roofs that were overlaid rather than replaced. Many have been remodeled, so we check how well.
  • The 1980s and 1990s homes (about 19%): polybutylene supply piping (installed through about 1995), hardboard and LP siding, failed dual-pane window seals, and furnaces, air conditioners and water heaters on their second or third replacement.
  • 2000 and later, plus what's coming: infill townhomes like Trumark's 70-home Penny Lane on Clayton Road. Kitec and yellow-brass fittings (1995 to 2007), CSST gas lines that need proper bonding, and the items a builder's walkthrough misses. The big one is the former Concord Naval Weapons Station: the Navy approved the financial term sheet with the city in September 2026, Brookfield is planning more than 12,000 homes there, and groundbreaking is expected around 2030.

Local factors a Concord buyer should know

Earthquakes. The Concord fault runs under the city and is part of the same fault zone as the Green Valley fault, a few miles north across Suisun Bay. It creeps about 3 millimeters a year. The magnitude 5.4 Concord earthquake of October 23, 1955, caused about $1 million in damage and one death. A 2025 study in Seismological Research Letters mapped a newly identified creeping strand south of downtown, in southeast Concord and northeast Walnut Creek, where curbs and sidewalks show 8 to 18 centimeters of accumulated offset. On every inspection we look at foundation and slab cracking, anchor bolts and cripple-wall bracing where they can be seen, chimneys, water heater strapping, and doors and windows that no longer close square.

Flooding. The creek called Walnut Creek runs through Concord, and it ran high in the 2021 storms. As of 2022, the city counted 1,436 buildings inside FEMA's Special Flood Hazard Area, and Concord's participation in FEMA's Community Rating System earned policyholders a 20% discount on flood insurance. We check grading, drainage and signs of past water intrusion. Check the parcel's flood zone before you price insurance.

Wildfire. The state's 2025 fire hazard maps put parts of Concord in Moderate, High and Very High zones, and the Contra Costa County Fire Protection District's maps took effect July 10, 2025. The higher-rated areas are around and south of Ygnacio Valley Road, especially Crystyl Ranch, and pockets in the southeast corner of the city. If a home built before 2010 sits in a High or Very High zone, state law requires a fire-hardening and defensible-space disclosure at sale, so on those homes we pay close attention to vents, eaves, gutters, roof class and the five feet around the house.

Sewer laterals. For most of the city, Concord maintains its own sewer collection system and Central San treats the wastewater under contract. The lateral from the house to the main is the owner's responsibility. We found no requirement from the City of Concord or Central San for a sewer lateral inspection at the time of sale. On older homes, especially ones with big trees out front, we'll tell you when a separate sewer scope is worth booking.

Concord home inspection FAQ

How soon can you inspect a house in Concord?
Usually within a day or two. Contingency windows are short, so call (707) 803-8920 and we'll find a time.

What do you look for near the Concord fault?
Signs of movement and past repairs: cracked or patched slabs and foundations, cracked stucco and drywall, uneven floors, and doors that stick or no longer close square. When something deserves a closer look, we'll tell you to bring in a structural engineer.

Will you inspect new homes at the Naval Weapons Station site?
Yes, once they're built. We inspect new homes before the drywall goes up, before closing, and again before the builder's one-year warranty ends, so you can send the builder one complete list.

What areas do you cover?
All of Concord plus Benicia, Fairfield, Vallejo, American Canyon, Oakland, Castro Valley and Fremont.

What our clients say

Home buyers and agents trust BHI.

“Behnamnia did an excellent job and went above and beyond with the home inspection during our first home buying experience. Our buyers agent had originally hired a larger/national chain inspection company who came out and because there was some standing water in our crawlspace, the inspector outright refused to inspect the crawlspace. And not only that, but they left the lockbox open which led to our newly purchased house being broken into. We reached out personally to Behnamnia after that, and their inspector had no problem suiting up and going into the wet crawlspace to inspect it. He found many important issues that allowed us to negotiate our purchase price down.…”

“I found BHI for my clients who wanted to have a pre-inspection completed before submitting an offer. From start to finish, they were timely, professional, and incredibly helpful. When we had a question about an item that needed further evaluation, they even recommended another trusted vendor to provide a second opinion.…”
