Rio Vista is the newest housing stock in Solano County
The median Rio Vista home was built in 2002 — seventeen years newer than Vacaville’s. More than half the city’s 5,100 homes went up after 2000, driven almost entirely by Trilogy, Shea’s 55+ community that will reach about 3,000 homes at build-out. Nearly half the city’s residents are over 65 and 84% own their homes. So most of our Rio Vista work is 1996-2015 construction, and that era has its own checklist.
- Trilogy and Homecoming (1996-2015): slab-on-grade stucco with concrete or composition tile roofs. We look for Kitec and yellow-brass fittings (1995-2007) in the 2000s phases; original HVAC now 15-25 years old; water heaters past their service life; failed dual-pane seals; and tile-roof underlayment breaking down at 20-25 years, which is invisible from the ground and exactly why we get up close to look at it. Stucco cracking on the expansive Montezuma Hills clay is common. We separate HOA-maintained items from what’s yours.
- Liberty – Summit and Luminescence (2020s): builder warranty items, PEX, tankless water heaters, EV and solar wiring, and the punch-list the builder’s walkthrough missed.
- The 1960s-80s ranch tracts and River Country Estates: aluminum wiring window, Federal Pacific and Zinsco panels, shake roofs, polybutylene.
- Old Town – Main, Front, 2nd through 4th, Sacramento streets (pre-1940): 1890s-1920s Victorians and bungalows, 1930s-50s cottages. Knob-and-tube, galvanized supply, clay laterals, raised foundations on the bluff, and river-facing weather exposure. Anything on Front Street or the waterfront carries the flood history below.
Local factors a Rio Vista buyer should know
Wind. Rio Vista is one of the windiest towns in the Bay-Delta — the reason the Montezuma Hills are covered in turbines and the river is full of windsurfers. That constant Delta breeze finds roof-edge flashing, fence posts and window seals. Wind-driven rain intrusion at windows is a Rio Vista specialty.
Flooding. The original town at Brazos del Rio drowned in the January 1862 flood and was rebuilt on the bluff. The 1907 flood inundated the waterfront district, and the February 1986 tide reached 8.8 feet at the Rio Vista gauge — far above the 1% flood. Trilogy and the uplands sit on the Montezuma Hills toe above the floodplain; the waterfront and marina are in the flood zone. We’ll tell you which side of that line the parcel is on.
Soils and gas. The Montezuma Hills are clay-rich and shrink-swell; along the river it’s Delta organic soil. The Rio Vista Gas Field — California’s largest — underlies the area, and abandoned gas wells can exist on parcels. The Kirby Hills fault runs north-south under the Delta nearby.
Sewer laterals. We found no city point-of-sale lateral requirement in Rio Vista. On Old Town homes we’ll tell you when a scope is worth it.
What’s included
Roof, attic, foundation and crawl space, plumbing, electrical, heating and cooling, appliances, windows, doors, exterior and site drainage. Thermal imaging comes with every inspection. We walk the roof whenever it’s safe; concrete tile can crack underfoot, so on Rio Vista’s tile roofs the drone is usually the better tool. Full photo report, usually the same day, and we’re happy to walk the house with you.

Rio Vista home inspection FAQ
Do you inspect Trilogy homes?
Constantly. We know which phases have Kitec, what the HOA covers, and where the tile underlayment is failing.
Is a home inspection worth it on a newer home?
Yes. A 2005 Trilogy home is twenty years old — the water heater, HVAC, roof underlayment and plumbing fittings are all at decision points, and none of them show from the curb.
Do you inspect homes on the waterfront?
Yes, with attention to flood history, moisture, and river-side weather exposure.
What areas do you cover?
All of Rio Vista plus Dixon, Fairfield, Suisun City, Vacaville, Vallejo and Benicia.
