What we know about American Canyon homes

American Canyon is one of the youngest cities in the Bay Area. It incorporated on January 1, 1992 (before that, the area was known as Napa Junction), and the median home here was built in 1998. Of the city’s roughly 6,100 homes, nearly half went up in 2000 or later, about a quarter were built in the 1980s and 1990s, and about a quarter are older than 1980. Each era comes with its own checklist.

  • The older neighborhoods west of Highway 29 (1950s to 1970s): ranch homes from before the city existed. We look for aluminum branch wiring (the 1965 to 1973 window), Federal Pacific and Zinsco panels, galvanized supply lines at the end of their life, ungrounded outlets, original single-pane windows, and roofs that were overlaid rather than replaced.
  • The 1980s and 1990s homes: polybutylene supply piping (installed through about 1995), hardboard and LP siding, failed dual-pane window seals, and furnaces, air conditioners and water heaters on their second or third replacement.
  • La Vigne (2001 to 2004), Vintage Ranch (2004 to 2010) and the rest of the 2000s boom, which built 38% of the city: Kitec and yellow-brass plumbing fittings (1995 to 2007), CSST gas lines that need proper bonding, composition roofs reaching the end of a 20 to 25 year life, original heating and air conditioning now around twenty years old, water heaters past their service life, and stucco cracking.
  • Watson Ranch and Canyon Estates (building now): Watson Ranch was approved in 2018 for 1,253 homes. D.R. Horton’s Harvest and KB Home’s Serrano (opened November 2025) are building there, and Richmond American opened Enclave at Canyon Estates in June 2026. On new homes we find the items the builder’s walkthrough misses, and we can inspect before the drywall goes up, before closing, and again before your one-year builder warranty runs out.

Local factors an American Canyon buyer should know

Earthquakes. The magnitude 6.0 South Napa earthquake struck at 3:20 a.m. on August 24, 2014, centered about four miles northwest of American Canyon. The West Napa fault zone runs through the city, and the Green Valley and Rodgers Creek faults are nearby. On every inspection we look at foundation cracking, anchor bolts and cripple-wall bracing where they can be seen, chimneys, and water heater strapping.

Flooding. The Napa River floods seasonally between November and April; the worst recent floods were in 1986, 1995, 1997 and 2005. The city’s Safety Element notes that most of American Canyon’s FEMA 100-year and 500-year flood zones are on the west side of the city and along the canal that runs east to west across it. We check grading, drainage and signs of past water intrusion, and we’ll tell you what we see on the ground. Check the parcel against the FEMA flood map before you price insurance.

Wildfire. The fire district adopted CAL FIRE’s 2025 Fire Hazard Severity Zone map in April 2025. American Canyon’s zones are High and Moderate, mostly on the eastern side of the city. If a home built before 2010 sits in a High zone, state law requires a fire-hardening disclosure at sale, so on those homes we pay close attention to vents, eaves, roof class and the five feet around the house.

Sewer laterals. We found no requirement in American Canyon’s municipal code for a sewer lateral inspection at the time of sale. On older homes we’ll tell you when a separate sewer scope is worth booking.

What’s included

Roof, attic, foundation and crawl space, plumbing, electrical, heating and cooling, water heater, appliances, windows, doors, exterior and site drainage. Thermal imaging comes with every inspection, and we walk the roof whenever it’s safe; when it isn’t, we survey it with a drone. You get a plain-English photo report, usually the same day, and you’re welcome to walk the house with us and ask questions.

American Canyon home inspection FAQ

How soon can you inspect a house in American Canyon?
Usually within a day or two. Homes here have been selling in about five weeks and contingency windows are short, so call (707) 803-8920 and we’ll find a time.

Do you inspect new construction in Watson Ranch and Canyon Estates?
Yes. We inspect new homes before the drywall goes up, before closing, and again before the builder’s one-year warranty ends, so you can send the builder one complete list.

What do you look for after the 2014 earthquake?
Signs of past movement and past repairs: re-cracked foundations, patched stucco and drywall, chimney repairs, and doors that no longer close square. When something deserves a closer look, we’ll tell you to bring in a structural engineer.

What areas do you cover?
All of American Canyon plus Vallejo, Fairfield, Benicia, Suisun City, Vacaville and the city of Napa.
