What we know about Suisun City homes
Suisun City packs 29,000 people and about 9,800 homes into four square miles, and 56% of that housing was built between 1970 and 1989. It’s the entry-level market of the county — the median sale price sits about 9% under the Solano median — which makes a thorough inspection more important, not less.
- Old Town – Main, Solano, Morgan and Sacramento streets (pre-1940): raised foundations on soft, high-water-table soils; differential settlement; clay and cast-iron laterals; knob-and-tube; galvanized supply; corrosion from the tidal air.
- Sunset Avenue, Pintail, Marina Boulevard, Blossom, Whispering Bay, Marina Village (1970s): the aluminum-wiring window through 1973, Federal Pacific and Zinsco panels, original shake roofs, single-pane aluminum sliders, T1-11 siding, slab-on-grade with moisture wicking, and original ductwork.
- The 1980s tracts (29% of the city): polybutylene supply at its peak years, FPE panels into the mid-80s, hardboard siding, failed dual-pane seals, and water heaters on their second or third replacement.
- Victorian Harbor (1990s): the neotraditional neighborhood built under the 1990 waterfront redevelopment — front porches, alley-loaded garages. Look for polybutylene (to 1995), LP inner-seal siding, and small-lot drainage.
- Lawler Ranch and Peterson Ranch (1990s-2000s): Kitec fittings (1995-2007), composition roofs reaching end of life, stucco cracking on expansive clay, and original HVAC now 20+ years old.
Citywide, the thing we watch most is water: high groundwater, slow drainage, sump reliance, and moisture in crawl spaces and slabs.
Local factors a Suisun City buyer should know
Flooding. FEMA’s records list floods in 1940, 1950, 1955, 1963, 1966, 1967, 1969, 1970 and 1973; in December 1955 water stood waist-deep along Highway 12. Suisun Slough is tidal, so high tides can delay drainage for days, and protection is a set of low levees along the marina channel plus pumped sumps. Old Town, the marina and the low east-side tracts should be checked against the FEMA flood map parcel by parcel — we’ll tell you what we see on the ground.
The marsh. Suisun Marsh is the largest contiguous estuarine marsh in the United States — 88,000 acres of bay, slough and tule. It’s the reason the town exists and also the reason for Bay Mud soils, seasonal high water tables and salt-air corrosion on exterior metals.
Earthquakes. The Green Valley fault comes ashore at Cordelia, about five miles west. Fill and marsh-edge soils amplify shaking and can liquefy; foundation bolting and bracing matter here.
Sewer laterals. The Fairfield-Suisun Sewer District does not maintain or repair private laterals — that’s the owner from the house to the city cleanout. No point-of-sale inspection is required, but on Old Town and 1970s homes we’ll tell you when a scope is warranted.
Travis AFB. The flight path runs over the east side. We’ll note it; it’s not a defect.
What’s included
Roof, attic, foundation and crawl space, plumbing, electrical, heating and cooling, appliances, windows, doors, exterior and site drainage. Thermal imaging comes with every inspection; it’s how we find the moisture problems Suisun City homes are prone to. We walk the roof whenever it’s safe, and when it isn’t, we survey it with a drone. Full photo report, usually the same day.

Suisun City home inspection FAQ
How fast can you get out to Suisun City?
Often the same day or next.
Do you check for flood damage history?
We inspect for the evidence — staining, efflorescence, sump systems, moisture readings, corrosion — and thermal imaging helps find what paint covers. We’ll also tell you which FEMA zone the parcel appears to sit in so you can price flood insurance.
Do you inspect the Victorian Harbor homes differently?
Slightly. They’re 1990s construction styled to look older — so the checklist is 1990s (polybutylene, LP siding, small-lot drainage), not Victorian.
What areas do you cover?
All of Suisun City plus Fairfield, Vacaville, Vallejo, Benicia, Dixon and Rio Vista.
