What is a home inspection?

A home inspection is an objective evaluation of a property’s visible and accessible structure, systems and components, from the foundation to the roof. A single-family inspection typically takes 2 to 4 hours.

What does a home inspection include?

Heating, air conditioning, plumbing, electrical, the roof, attic and insulation, walls, ceilings, floors, windows and doors, and the foundation, basement and structure. Any area we can’t access is noted in the report with an explanation.

Why do home buyers need a home inspection?

It shows you significant defects, safety concerns and needed repairs before you commit, so you can make an informed decision and negotiate with facts. Sellers also use pre-listing inspections to find issues before buyers do.

Do I need to be there?

Attendance isn’t required, but it’s highly recommended. Being there lets you see issues firsthand, ask questions in real time and learn about the home’s maintenance needs. Most clients find the walkthrough one of the most helpful parts of the process.

Can a house fail a home inspection?

No. A home inspection is not a pass-or-fail test. It describes the current condition of the home and points out what needs attention. It’s not an appraisal or a code-compliance check.

What if the report shows problems?

Every home has something. The report tells you what’s routine maintenance and what’s a real concern, so you can decide with confidence and negotiate repairs or credits.

Do you walk the roof, or use a drone?

We walk the roof whenever it’s safe, because that’s how you find soft decking, cracked tiles and flashing problems. When a roof can’t be walked safely, we survey it with top-of-the-line drone equipment. Thermal imaging is included on every inspection.

When do I get my report?

Most reports go out the same day as the inspection. After a late or busy day it can take up to 24 hours. We’ll tell you at the inspection when to expect yours. Every report has photos, clear explanations and prioritized recommendations.

How much does an inspection cost?

Pricing starts from the home’s square footage: up to 1,500 sq ft from $550, 1,501–2,500 sq ft from $650, 2,501–3,500 sq ft from $750, and 3,501+ sq ft from $900. Your final price is confirmed for your address before you book. The roof walk and thermal imaging are included, and there’s a 10% military discount.

Is there a deposit?

Yes. Online bookings take a $100 deposit, which comes off your price. The balance is due after the inspection by Zelle, cash or check. Can’t be there? We’ll email a secure card invoice (4% processing fee). Cancel or reschedule at least 24 hours ahead for a refund of the deposit minus the card fee; inside 24 hours the deposit is kept.
